Fishtown Neighborhood Analysis

The neighborhood of Fishtown, Philadelphia has seen some very significant changes since 2010 as a result of migration and gentrification. The comparison between the 2010 and 2020 reveals an increase in the number of housing units and occupancy rates, an even greater population growth as result of incoming residents, and a marked change in the economic profile of the population. Fishtown has become a popular place for art, entertainment, and dining, and it is now a young professionals’ neighborhood: the residents are more educated and have higher incomes. However, this has been at the cost of displacing residents who are priced out of the local market and increasing the economic burden on those who remain but have not experienced a comparable increase in their income. This document provides a neighborhood portrait of Fishtown, analyzing current characteristics and main changes in the neighborhood in terms of its demographic, socio-economic, and housing characteristics to describe the statistical effects and identify key considerations.
